Terms of Service

MyLoanBook · Last updated 6 October 2026

1. The service

MyLoanBook is operated by Digital Broker Labs Pty Ltd (ABN 37 694 129 907, ACN 694 129 907), an Australian Private Company in NSW. In these terms, “we” means Digital Broker Labs Pty Ltd and “you” means the broker or brokerage holding the account.

MyLoanBook is a subscription software service for Australian mortgage brokers. It reads the commission statements you upload and gives you analytics, reports, documents and workflow tools about your trail book. The service provides general information and record-keeping support. It does not provide credit advice, financial product advice, or legal compliance certification.

2. Plans, the free tier and billing

  • While you have fewer than 30 clients, the service is free and no card is asked for. A client is a distinct client with at least one active loan across your books. The free tier includes the trail analysis features.
  • When your book reaches 30 clients we tell you in the app and give you 30 days’ notice to choose a paid plan. If you have not chosen one by then, your book becomes read-only: you can still see and export everything, but you cannot change it or import statements until you choose a plan. Nothing is deleted. If your book drops below 30 clients it is free again at once, and if it reaches the limit again you always have at least 7 days’ notice.
  • You can choose a paid plan at any time. Each paid plan starts with a 45-day free trial. A card is asked for at checkout and is not charged until the 45 days are up. Cancel before then and nothing is charged.
  • Prices are in Australian dollars and are stated ex GST. GST is added at checkout and shown on your invoice.
  • A failed payment has a grace period of 5 business days before access is suspended.
  • You can cancel at any time from the billing portal. Access runs to the end of the period you have paid for; after that the free tier’s rules apply.

2A. Your credit licence

The service is for brokers who hold an active credit representative number or Australian Credit Licence. You give us your number when you sign up and we check it against ASIC’s public registers. Staff you add to your account are not asked for one.

If the register does not confirm your number straight away, our team reviews it, usually within 4 hours. Until it is confirmed you can set up and work on your own book; a free account cannot send messages, invite anyone or contribute to RateIntelligence until then. If we cannot confirm your licence, we suspend the account: nothing is imported or sent from it. A suspended account is never deleted for that reason. Your data stays until you ask us to delete it, or until we close the account with notice under section 8.

3. Your data

You own the data you upload, including your clients’ information. You grant us a licence to process it only to provide the service. You warrant that you are authorised to share your clients’ personal information with us under the Privacy Act 1988 (Cth) and your agreements with them. You can export your data at any time and ask for your account to be deleted; a verified request is completed within 30 days.

RateIntelligence is part of the service. Unless you choose not to take part (Settings, then RateIntelligence), rates you record as negotiated or settled are counted, without your clients’ or your own identity, toward the estimates shown to participating brokers, as the Privacy Policy describes. If you do not take part you are not shown them. Only brokers whose licence we have confirmed are counted.

4. Offsetly

Offsetly is an app for your clients, offered through you. You decide which clients to invite, and you remain their adviser: the app shows a client the borrower-safe details of their own loans from your records, and sends you anything they type in it. It gives general information only. It is not credit advice, a loan application or an offer, and it does not create an account or a relationship between the client and us.

A client links a phone with a one-time code you send. You are responsible for sending a code only to the client the file belongs to. Notifications are delivered by Apple and carry no loan detail. The app shows the client a collection notice when it links (version 2026-09-25-draft); the Privacy Policy describes what it collects and why. You can end a client’s access at any time, and a client can unlink their phone.

5. Acceptable use

  • Only upload data you are authorised to process.
  • No reverse engineering, scraping, or automated access outside the documented API.
  • When you use the SMS and email features, you are responsible for Spam Act 2003 compliance in your client relationships, including consent and honouring opt-outs.
  • Multi-factor authentication is mandatory for you and your staff. Keep your factors secure and tell us if an account may have been compromised.

6. Calculations and estimates

Figures such as run-off rates, projections and book valuations are estimates computed from the data you provide and from documented methods (for example, ASIC MoneySmart for switching comparisons). They are not guarantees of an outcome. Verify a figure before you rely on it with a client.

Advertised rates are read from lenders’ public Consumer Data Right product data and may be out of date or incomplete. RateIntelligence estimates are historical and indicative only. Neither is an offer from a lender, and a client may be offered a different rate. Confirm a rate with the lender before quoting it.

7. Liability

To the maximum extent permitted by law (including the Australian Consumer Law), the service is provided as is, and our total liability is limited to the fees you paid in the 12 months before the claim. Nothing in these terms excludes your non-excludable statutory rights.

8. Termination

We may suspend access for a breach of these terms or for unlawful use, with notice where practicable. On termination, your data remains exportable for 30 days. After that it is deleted from production systems, and backups expire on their normal schedule.

9. Governing law

These terms are governed by the laws of New South Wales, Australia.
